No.Although we use technological tools for data analysis and market monitoring, the preparation of the appraisal is not delegated to automated models or artificial intelligence. Our appraisals are carried out by experienced professionals who visit the property and conduct a detailed technical and contextual analysis.
Innovation is inevitable. Just as other industries have been transformed by technology — think of the shift from Blockbuster to Netflix — we know that artificial intelligence (AI) will play an increasingly important role in the world of appraisals.
However, to this day, a professional and reliable appraisal in Colombia still requires specialized human intervention. In legal, evidentiary, and financial contexts, a physical inspection is necessary for the appraisal to be valid, along with a professional’s signature. Each property has unique characteristics that cannot be captured by an algorithm without an on-site inspection and thorough technical, legal, and urban analysis.
Although tools such as AVMs (Automated Valuation Models) exist, their application in Colombia is limited due to multiple factors:
According to data from DANE and industry organizations such as Fedelonjas and ANA, more than 60% of the Colombian real estate market has incomplete, outdated, or non-standardized information,which prevents automated valuations from being accurate enough.
That is why our appraisals are not generated in 5 minutes. We take the necessary time to conduct inspections, technical analyses, and thorough market studies. We do not delegate to AI what still requires professional judgment. Each appraisal reflects the true value of the property with rigor and responsibility.
An appraisal in Colombia cannot be conducted without a physical inspection according to the law. This requires a reasonable amount of time and the application of human technical judgment. An “appraisal” that does not meet these requirements can be reported via email at: contactenos@sic.gov.co
An automated value (like those from some platforms) is based on statistical calculations using partial information and does not consider the legal, urban, or physical particularities of the property.
A professional appraisal, by law in Colombia, must be prepared by a registered appraiser with technical backing. It includes a property visit, document verification, market analysis, methodological foundations, and validation of legal and regulatory criteria related to valuation that must be met depending on the type of appraisal. Banking institutions have validation criteria, and public entities follow specific decrees and resolutions (e.g., IGAC Resolution 620 of 2008).
The appraisal report is delivered within 8-15 business days after receiving all the property documentation and completing the inspection. However, some types of appraisals may require more time due to the need to wait for specific documents or opinions from public or private entities.
